Keep Your Heating System Humming

home heating system improvementYou should make sure your home heating system is working properly, not only for your comfort but also for your safety. Here’s how.

As simple as heating your home seems to be, you’d be surprised at how many complicated parts are involved, all ready to break down at the worst possible time. Let’s talk about the obvious ones first.

If there is no heat coming from your heating vents, make sure the circuit breaker is on and the igniter is working. If you are not getting enough heat, make sure your filters are clean. These can easily be blocked with animal hair, dust and other things that blow around the house. They are so cheap that it does not pay to wash them, just install new ones.

Make sure all vents are open and not blocked up. If the vent is near the ceiling, get on a ladder and check. You will not be able to see anything blocking it from below. For low vents, get on your hands and knees and check.

Once you have established that all vents are open and not blocked, you have to check the duct work. IN most systems, you should be able to see them in the attic on top of the ceiling insulation. Look for any breaks, then turn on the heat and, use a tissue to feel for air leaks. If you have had any mice or rat infestation, there may be damage, since they can easily chew through.

Don’t Despair, Home Improvement Contractors: There’s Still Gold in the Market

Business from homebuilders may have dried up, but homeowners themselves still need what you have to offer. In fact, experts are forecasting growth in the remodeling arena – in part as an offshoot of the decline in home sales. The trick will be switching your marketing strategy to reach your new target audience.

Remodeling, of course, is an evergreen business. Approximately 25 million homeowners undertake some type of home improvement project each year, according to research from Harvard’s Improving America’s Housing 2007. And the Home Improvement Research Institute predicts that sales of home improvement products will grow at an average rate of 6% annually over the next four years – a sign that people will still be investing in their homes.

Some of this demand is triggered by normal home upkeep. Two-thirds of existing homes are now at least 25 years old – the age at which items such as the roof, windows and plumbing fixtures begin to need repair or replacement, according to the National Association of Home Builders (NAHB). Other projects are inspired by a simple desire to upgrade one’s living environment – perhaps pushed along these days by television lifestyle shows filled with luxury amenities.

Don't be in a hurry. Get a few bids from different contractors.

Be realistic about your costs and budget.

Check your contractor's license.

Investigate your contractor with neighbors and friends. Meet with the contractor and get that person on board early.

Make sure your contractor has current liability insurance.

Get a building permit from your local city building department. (A permit is necessary for most remodeling work, but not for smaller, cosmetic home improvements.)

Make sure you have a good set of plans in place.

Make sure you have an open line of communication with your contractor.

Remodeling makes up for dip in housing growth

home improvement projectRemodeling projects contributed strongly to increased metropolitan construction activity, according to second-quarter 2008 statistics released by the Home Builders Association of Fargo-Moorhead.

Overall, second-quarter home and commercial remodeling and construction increased $7 million, from $186.1 million in 2007 to $193.1 million this year, the report shows.

“It looks like we’ve caught up and we’re ahead in total construction value,” said Bill Blixt, HBA president. “What we are seeing locally in the Fargo-Moorhead area is different than what we are seeing nationally.”

F-M metro-area housing construction, however, was down 24 percent over second-quarter 2007, but improved compared to the 60 percent decline posted in first-quarter 2008.

Fargo posted a $41 million increase in second-quarter total construction growth – $133.4 million this year compared to $92.6 million last year – while Moorhead, Dilworth and West Fargo saw their numbers decline.
